Take meter readings

It is best to agree those with the tenant on the day, include them in the inventory, and set up an account in the tenant's name. Make sure any accounts in your own name are closed.

Go through the inventory

Rather than just have the tenant sign the inventory report, why not take the tenant through it and make sure they understand that everything is in good order and clean - including items such as walls, carpets and appliances. Point out that if outdoor shoes are worn in the property, then it is likely that the carpets will need to be cleaned at the end of the tenancy.

Be as thorough as possible and make sure they understand that, if the newly painted walls are badly marked after a 6 month let, then that is not fair wear and tear.

Inspect the property

The property should be inspected regularly but you must try not to be intrusive as the tenant is the legal occupier and has rights to live in the property privately.
