There has been a buoyant rental market for many years in Edinburgh. Letting agents in large numbers (and of varying quality) have started up in business for this reason, and it can be difficult to choose from the large population of agents - very few of whom are regulated.

The letting market is diverse, supported by the fact that Edinburgh is a leading financial centre and by the large student population. Although the property market changed with the crash in 2007-9, property prices and rental yields have held up well, especially in the city centre of Edinburgh.

There is still significant demand for flats in popular areas for renting such as Morningside, Stockbridge, the New Town and the East and West Ends of the city.

There is definitely less appetite for buying in some areas and there are bargains to be had, especially if the property needs to be renovated. In the boom times you could buy a flat, renovate it, re-mortage it to cover the renovation costs and let it out. Re-mortgaging is not so easy now, so other funding sources may be required if you want to buy and develop or renovate.
