* The (not so) small print

Rent transfer to landlords can be delayed after a change of tenant. We will always chase unpaid rent in the normal way and advise the landlord. 

Clan Gordon agree to share the cost of damage caused by a tenant unless the damage is deemed fair wear and tear. The cost to Clan Gordon will be limited to the value of the preceding 6 month's management fees. Clan Gordon will only meet their share of the costs if the landlord facilitates Clan Gordon in chasing the damages through all available means.

The costs, legal and otherwise, associated with pursuing rent and damage costs remains the landlord's liability.

Unless it is absolutely clear on speaking to the tenant, a property manager will visit the property to assess a maintenance issue before instructing a contractor, thus avoiding unnecessary call-out fees. Clan Gordon will always discuss maintenance issues with the landlord unless it is straightforward and costs less than £150 + VAT or was classed as an emergency.

The void promise only applies to tenant changeovers. The advertising fee will only be refunded if the landlord allows reasonable flexibility on the rent level.
