This flat was previously managed by another letting agent in Edinburgh. When we took over management of the property, it was in a poor condition with badly marked walls, stained carpets, worn furniture and a very old fashioned kitchen.

We offered to renovate the property for a fixed price, showing the landlord samples of previous work, and he gave us the go-ahead with a time limit of 6 weeks.

Having previously been let for just £540 per calendar month, we completed the project and found and installed a new professional set of tenants before the 6 weeks were up at a rate of £695 pcm. 

The project started with testing and then upgrading the electrical installation to meet current standards, and installing mains smoke alarms.

A new kitchen was installed, including all new appliances and white goods. The bathroom was in reasonable condition and was just tidied up with new tile grout and sealant. The flat was completely redecorated, with lining paper replaced as required, the walls painted magnolia, the ceilings in white and a satin finish on the woodwork.

The project was completed with new beds, furniture, lighting pendants, lampshades and door handles.
