Reserving a property for let in Edinburgh

means that the first person to offer for a property will not
necessarily be given the tenancy. You can arrange a viewing from

Please call our office if you wish to offer for a property. We
will take details of who would be living in the property and what
you do for a living. We will then assess your potential application
based on the information below. Further details are given in the
Application Forms and Tenant Application Guidance Notes, which can
be accessed below. You must take care when completing the forms as
Tenant Application Fees will not be refunded.

Summary of Requirements
A full credit check will be carried out on all tenants and
guarantors at the addresses they have lived in for the last four
years.
If you are not working or are students, then it will always be
necessary to have a guarantor for each
tenant. Guarantors must be currently resident in the UK, in work,
and in a position to afford the rent.
To qualify for affordability, the tenants or guarantors will
have to be in permanent positions with guaranteed hours. Those on a
contract may be accepted if their contract lasts beyond the initial
period of the lease.
The affordability calculation involves multiplying the monthly
rental by 30. Hence a property let for £600 pcm would require the
tenants or guarantors combined income to be over £18,000 per
annum.
Overseas applicants
It is sometimes possible to be accepted for a tenancy by paying
the full rental up front for the initial let period, but proof
of ID and credit worthiness checks will still be required.
Deposits
All our properties are let with a deposit of at least £200 more
than the monthly rent. In some cases this amount may be higher.
We usually take £200 towards this deposit at the time of
application.
Fees
Our application fee per tenant is £62.50 + VAT = £75 at the
prevailing rate.
This fee is not refundable and is used to cover the cost of
processing and managing the credit checking and application
process.
