From Run-Down to Rent-Ready: A First-Time Landlord’s Success with Clan Gordon

In February 2024, our new landlord contacted Clan Gordon from Germany, looking for advice on investing in Edinburgh’s competitive property market. Over six weeks, we reviewed multiple potential properties together before he successfully secured a one-bedroom flat in May.  

Located in Learmonth, just off Comely Bank and Stockbridge, this property offers tenants the best of city living with easy access to the West End and local amenities. 

But the property, as purchased, needed significant work before it could be rented out. 

Transforming the Property 

The flat required a complete renovation, from compliance updates to cosmetic improvements. With the landlord based in Germany, our team managed the entire process, keeping him updated every step of the way with weekly progress pictures and on-site visits. 

The transformation included: 

  • New bathroom installation 
  • Updated kitchen in partnership with Wren Kitchens, where the landlord selected the style and appliances 
  • Howdens flooring installed throughout 
  • Draught-proofing and new locks for the windows 
  • Full decoration and electrical light fittings updates 
  • New furnishings chosen by the landlord online

Like any renovation, this project came with its challenges. One of the key hurdles was sourcing renter-friendly flooring that met the landlord’s aesthetic preferences while staying within budget. By working together, we identified a suitable alternative that not only looked great but also saved the landlord money.

The result? A beautifully renovated flat that rented out immediately after the first round of viewings for an impressive £1,500 per month. The tenant settled in quickly and the landlord couldn’t have been happier with the outcome.
