RICS

As a professional firm of Chartered Surveyors, Clan Gordon is regulated by the Royal Institution of Chartered Surveyors (RICS) and must adhere to their rules of conduct. Through our RICS membership are audited annually to check that our client account procedures, professional insurance, management contracts and legal documents are all correct and are fair to our landlord and tenant clients.

ARLA

Although RICS provides an adequate level of regulation for our clients in terms of security and property investment protection, we have also chosen to become members of the Association of Residential Letting Agents (ARLA). Joining ARLA provides additional protection for our clients and allows our staff to undertake ARLA’s rigorous training programmes.

All ARLA letting agents agree to comply with the professional standards outlined within the NFoPP Conduct and Membership Rules, demonstrating their dedication and commitment to higher standards within residential lettings.

At Clan Gordon our management team are all Members of ARLA (MARLA) and all other staff either have attained, or are working towards, their Level 6 Technical Award in Residential Letting and Property Management.

The Sunday Times Lettings Agency of the Year Awards 2016

In June we were awarded Scotland Lettings Agency of the Year (Gold Award) at The Sunday Times Lettings Agency of the Year Awards 2016. This is the most prestigious award in the lettings calendar, attracting all of the top UK letting agencies, so we were delighted to be the overall winner for Scotland.

The awards, hosted in London, were judged by a panel of 20 industry experts and included a written submission, telephone interview and independent mystery shopping exercises.

As a letting agent, we know that our landlord clients trust us to find the right tenant for their property. Unlike some Edinburgh letting agents, we don’t work on a first come first served basis, or give the property to the applicant who is willing to pay the highest rent. At Clan Gordon we have processes in place to help us to find quality tenants, who will look after your property. In our 2017 survey 95% of landlords rated their Clan Gordon tenants as ‘excellent’ or ‘very good’.

Our screening process begins from the applicants first phone call to arrange a property viewing. We ask qualifying questions to check employment and affordability, so we know who is viewing each of our properties. Clan Gordon viewings are all accompanied and each applicant is given an individual viewing slot, allowing them to view the property without pressure from other applicants, and allowing us to get to know them. Meeting each applicant allows our Lettings Negotiator to provide landlords with valuable feedback when deciding which application to proceed with.

One of the key mistakes many Edinburgh letting agents make is that there is no link from beginning to end. Many have different staff arranging viewings meeting applicants, and processing their applications. By having a close knit and experienced lettings team running the process, and discussing applicants before they are even reference checked, we are able to ensure that only the best possible applicants are offered the property.
