£295 + VAT once you secure a property to project manage preparing the property for let.
Stage 1 – Understanding your goals
To get started, we will arrange an initial meeting or phone call. This is our opportunity to find out what you want to achieve through property investment. We can then provide personalised advice on the best location and type of investment property to meet your needs.
Stage 2 – Property sourcing
Working to your budget and specifications, we will research the market thoroughly to source the best (on and off market) property investment opportunities matching your criteria in Edinburgh.
We will liaise with you regarding opportunities and arrange to view any properties matching your requirements.
Following the viewing, if we think it matches your requirements, we will send you:
- A video walk through of the property
- A summary renovation plan where appropriate including a guide to costs and timescales
- A rental comparable analysis and investment yield
For your initial fee of £295 + VAT we'll search the market for 4 weeks and make at least one recommendation to you. Less can be more in this case as we'll very often rule out properties after visiting them. If we don't find anything to recommend we'll extend the search for a further four weeks by agreement.
If you don't proceed with any recommended properties we may need to review the search criteria together.
Stage 3 - Mortgage broker & accountant
Working out how you purchase an investment property can be just as important as which property to buy.
Many investors are now setting up limited companies to buy and own properties and this can significantly affect how your income and capital gains are taxed. As you'll pay LBTT (Land & Buildings Transaction Tax) on the purchase and any transfers of ownership it is essential to consider whether you should buy the property in your own name, joint names/partnership or a limited company before you start.
We can provide information on this but only an accountant can provide guidance on the best way forward.
Even if you have enough cash it is also worth engaging with a mortgage broker to discuss lending options as some lenders only deal through brokers. Most brokers don't charge additional fees so you might as well take their advice.

Stage 4 – Negotiation and buying
The Edinburgh property market is fast-paced, especially when it comes to properties with good buy to let potential. It's essential that you get good advice from the start so we'll recommend local solicitors who are experts in the area and can advise you on buying and securing the property. We are experts in securing investment opportunities. We will work closely with you and your solicitor to guide you through the negotiation and buying process.
Stage 5 – Project management
Once you have secured a property, we will work with our team of local contractors and project manage any renovation works required, getting your property ready for new tenants as quickly as possible.
