Condensation damp can be a common issue for tenants living in lettings properties, especially during the cold winter months. We look at the steps you can take to help minimise condensation damp in your home

What is condensation?

Condensation is caused when warm, moist air comes into contact with cooler surfaces such as walls, mirrors and windows which results in water droplets being formed. Condensation is particularly common around windows, and in kitchens and bathrooms as these rooms tend to have high levels of moisture due to steam generated by cooking and showering.

 

How do I know if there is an issue?

The main indicator that your property has condensation is the appearance of water droplets on walls and windows which, if left to accumulate, will cause black mould to appear. This is especially true in areas where there is little ventilation and limited movement of air such as behind furniture, in cupboards and wardrobes, and in the corner of rooms. Using a towel to remove the condensation helps to prevent the mould growing.

 

What can I do to prevent condensation damp?

No one wants to live in a damp property. There are several, minor adjustments that you can make to help prevent condensation occurring in your home. These include:

 

1. Produce less moisture

As moisture is the key factor in the creation of condensation, it is essential to limit the amount of moisture that you produce around your home.

  • Cover pans with lids when cooking on the hob
  • Do not dry clothes on radiators
  • If drying clothes inside, ensure that the window is left open
  • Always open a window/ use the extractor fan when showering

  • Keep the kitchen and bathroom doors closed when these rooms are in use
  • Avoid portable gas heaters as these add moisture to the air

 

2. Heat your home

Cold surfaces lead to condensation so heat can be an effective way to combat against it.

  • Do not turn the heating off at night, we create moisture as we sleep that needs to be circulated

 

3. Ventilate adequately

Proper ventilation is vital to avoiding condensation damp in your property.

  • Keep window vents open in all rooms to allow air to circulate
  • Open windows when at home to allow air to circulate
  • Do not leave curtains closed during the day
  • Leave a gap between furniture and outside walls
  • Always use an extractor fan if the room has one
  • Wipe down windows and sills each morning
